Overview
Sage Barn, part of the Victoria Barns complex, highlights our methodical approach to barn conversions. Located on Brinsford Lane, WV10, Sage Barn is one of seven units that integrate historical architecture with modern functionality.
Challenges Faced and Overcome
Water Supply: A major challenge across the Victoria Barns conversions was establishing a reliable water supply. This issue was addressed by installing a borehole, ensuring a sustainable water source for all units.

Design and Space Utilisation: Incorporating the large arched windows into Sage Barn’s design required detailed planning to maintain structural integrity and visual appeal.

Aesthetics and Road-Facing Walls: Enhancing the exterior appearance of the road-facing wall, which had no windows, was challenging. Solutions were developed to improve the façade while maintaining privacy.

Limited Land Availability: With limited land surrounding Sage Barn, space had to be used efficiently. A dedicated garden and patio space were allocated, along with a garage and office area to maximise utility.

Features and Benefits

Quality of Finish: Sage Barn was completed with attention to detail by local craftsmen. The conversion retains original features like wooden beams and trusses, integrated with modern amenities.

Semi-Rural Location: Located in Coven Heath, the barn offers countryside views while being close to urban amenities. Residents have access to canal walks and national footpaths such as the Monarch’s Way.

Garage and Office Space: Each barn, including Sage, comes with the freehold of a garage and office area, providing flexible space for various uses.

Project Details
Sage Barn was constructed using original 19th-century Staffordshire red bricks, which were cleaned and repointed. The renovation preserved high ceilings and cornice detailing.

Insulation and Windows: Actis Hybris insulation was used for thermal and acoustic performance. The double-glazed windows are from the Ultimate Rose range by Roseview.

Heating and Electrical Systems: The property includes a state-of-the-art heating system with underfloor heating in key areas. The electrical installation complies with the latest IET regulations.

Interior Finishes: Materials such as Porcelanosa tiles and solid oak fire doors were used. Door furniture is premium chrome by Fortessa, and electrical accessories are premium brushed chrome.

Security and Technology: Features include intruder alarms, fire detection systems, and a Texecom Veritas 8 Zone system with a sprinkler system meeting current standards.
Living Spaces

Ground Floor: Includes a lounge with French doors opening to the garden, a fully fitted kitchen with solid oak worktops and AEG appliances, a hallway with oak beams and underfloor heating, and a WC.

First Floor: Features two bedrooms with exposed beams, a landing, and a bathroom with modern fixtures.

Second Floor: Comprises two additional bedrooms with vaulted ceilings and oak beams, a landing with storage, and a shower room.
