The Development

Albert Barns development consists of 3 barns in a small complex within extensive grounds. Each barn has its own private garden space and ownership of it's own dedicated parking garage. The development allows open views and is close to canal walks and the Monarch’s Way.

Albert Barns were built in the 1960’s as part of the larger group of barns which were originally developed in the last years of Victoria’s reign by an aristocrat, Francis Monckton for the new businessman farmer, who was to occupy the farmhouse opposite. They were designed to make farming more productive and were a statement of confidence in future prosperity after the agricultural depression of the 1870’s onward.

This architect designed, stone and wood clad development, has many exciting features including massive double glazed windows throughout, double height ceilings in some areas, kitchens and bathrooms to die for and underfloor heating. Everything is finished with an eye to detail and quality is built in.

Outside there is ample room to relax or develop a garden. There is a private garage/office area for you to enjoy. Car parking is ample for both you and your guests. It is all secured with hi tec power operated gates.

The development enjoys an area of countryside off the A449. It is within a few minutes of the Centre of Wolverhampton and allows easy access to the M54 and wider motorway network links.

Specification

Albert Barns are based on a steel framed portal barn system. The roof is Standing Seam from Ash and Lacy. These roofing systems are renowned for their outstanding aesthetic and performance characteristics and have been used extensively throughout the public and private sectors in the UK for over 30 years. The lower walls are blue brick whilst the upper stone cladding is from is TIER® Natural Stone which is specifically designed to create a distinctive, natural stone finish wherever it is used.

It is insulated to the highest standards throughout using Actis Hybris insulation, where appropriate. All internal surfaces are brand new using the latest materials. The building has massive, bespoke, thermally broken, brand new double glazed windows, finished in grey foil. The conversion benefits from a brand new state of the art, energy saving, gas boiler system with underfloor heating to the ground floor and designer radiators to the first. The electrical installation is brand new complying with the new IET 18th edition regulations. Generous power outlets are available. All electrical accessories are premium brushed nickel. All tiling throughout is Porcelanosa. All doors throughout are solid Oak finish fire doors – even where not required. All door furniture is premium chrome by Fortessa. The building has intruder alarms and fire detection, as required, to meet the latest regulations. The intruder alarm is a Texecom Veritas 8 Zone system configured for a single zone.
